The Aldi building on Kouvenderstraat is being repurposed

A former retail space on Kouvenderstraat is set to be repurposed. The plans align with the vision for Hoensbroek-Centrum 2034. The municipality of Heerlen and BRIX have signed a letter of intent to this effect. They plan to replace the former Aldi building with a residential complex comprising 16 mid-range apartments and 7 houses. The existing building will be demolished.

From vacancy to a vibrant downtown

The plans for Hoensbroek-Centrum aim to create a compact and vibrant downtown area. Housing, community spaces, and amenities reinforce one another. More housing in the downtown area will attract more residents. This means greater support for local amenities, increased social safety, and a livelier street scene. By converting retail spaces into housing, vacancy rates will decrease and the neighborhood will gain new vitality.

Alderman Marco Peters Urban Planning) says: “We are proud to be taking this first step toward truly transforming the area. Hoensbroek-Centrum must once again feel like a living room: a place where people enjoy living, meeting one another, and having amenities within easy reach. By adding high-quality housing right in the center, we are reinforcing that living-room function. More residents mean more vibrancy and a higher quality of life in the neighborhood.”

New homes for the downtown area

The redevelopment is an important step in the plan for Kouvenderstraat and Weustenraedtstraat. This part of the city center will feature more residential space. Various types of housing will be added to enhance the city center.

Space for first-time homebuyers and seniors

Special attention is being given to various target groups, particularly first-time homebuyers and seniors. The municipality aims to build homes that meet their needs. This will allow people to continue living in Hoensbroek throughout the different stages of their lives.

Start of the next phase

With this letter of intent, the municipality and BRIX have agreed to move forward with this plan together. In the coming period, they will further develop the plan. Local residents will also be involved in this process. The design must align with the broader plans for the city center, which are currently being developed by Jo Coenen and BGSV.
