Court of Heerlen
The former DSM headquarters at Het Overloon 1 is being repurposed. Wonen Limburg, together with the municipality of Heerlen, has chosen construction and development partner Laudy to redevelop this site. The municipality is collaborating with Wonen Limburg on this plan. The provisional name of the project is Hof van Heerlen.

This redevelopment is an important step in a long process. The building is centrally located between the Eikenderveld neighborhood, the Ter Worm nature reserve, and the center of Heerlen. The project contributes to the development of the city.
More than just homes
Hof van Heerlen will be more than just a place to live. The plan is based on an open and lively environment where people can live, meet, and exercise. There will be homes, but also space for social and commercial functions. We will reuse the existing building as much as possible. Circular construction also plays an important role. We believe it is important to ensure greater livability, connectivity, and quality in the area.
Attention to choice
Wonen Limburg organized a selection process to choose a development partner. The municipality of Heerlen also contributed to the process. Alderman Casper Gelderblom the municipality on the selection committee. This ensures that the plan is well aligned with the city's ambitions and the challenges facing Heerlen. Laudy's vision stood out because of the good cohesion between the building, greenery, sustainability, and social quality.
Connection between Eikenderveld and Heerlen-Noord
The project strengthens the connection between Eikenderveld and the center of Heerlen. Eikenderveld is part of the National Program Heerlen-Noord. Hof van Heerlen contributes to the broader approach to improving neighborhoods and increasing opportunities for residents.
Alderman Casper Gelderblom:
“After DSM left, this place was in danger of becoming an empty, closed-off building in a strategic location. With Hof van Heerlen, we are turning it into a place where people can enjoy living in a lively environment. Different types of homes and functions come together here, and reuse and circular construction form the basis of the plan. This gives this striking location new meaning for Heerlen.”
What now?
In the coming period, Wonen Limburg, Laudy, and the municipality of Heerlen will further develop the plans. This will take place during a feasibility phase, with a focus on ensuring that the plans fit in well with the city and on cooperation with the surrounding area.
