Report demolition of building or dwelling

You may not just demolish or remove asbestos. You usually have to report it. The notification is mandatory to protect public order and safety. You report at the online Environment Counter.

You report at least 5 working days in advance if:

  • you as a private person will demolish (parts of) the house or outbuildings, and you remove
    • screwed, asbestos-containing sheets in which asbestos fibers are bonded or
    • asbestos-containing floor tiles or
    • unglued, asbestos-containing floor covering
  • the area of floor covering or floor tiles containing asbestos to be removed may not exceed 35m2 per plot
  • You may remove the asbestos yourself.

You report 4 weeks in advance if:

  • you want to demolish more than 10m3, or
  • you want to remove more than 35m2 of asbestos
    • screwed, asbestos-containing sheets in which asbestos fibers are bonded or
    • asbestos-containing floor tiles or
    • unglued, asbestos-containing floor covering
  • You should always have this work done by a certified company.

Cost

The demolition notification is free of charge. If you apply for an environmental permit, you usually don't just pay the cost of the environmental permit. Often the municipality also charges planning costs. These are costs for preparation and supervision of the construction of facilities. For example, green areas, new roads or the filling of ditches. The municipality wants to prevent unwanted demolition. Sometimes you have to apply for an environmental permit for demolition. This applies, for example, to the demolition of a monument.

Terms

You file a demolition notification if:

  • you have more than 10m3 of demolition waste
  • you are going to remove asbestos
  • You are a private individual and it involves demolishing (parts) of the home or outbuildings
  • You are a business owner and you want to demolish in your premises, which does not contain asbestos. You have more than 10m3 of demolition waste.

Term

The municipality will decide on your permit application within 6 months. The municipality can extend this period once by 6 weeks.

Do a demolition notification at least 4 weeks before the start of demolition. Sometimes you can do the notification 5 working days in advance. This is possible if the building would otherwise be left unnecessarily vacant. Or if it involves repair or maintenance to a part of a building that contains asbestos.
