New housing in former office building Putgraaf 210
By adopting a project brief, the College of B&W expressed its intention to build new housing at 210 Putgraaf. The plan provides for 66 homes: 60 apartments and 6 loft homes in the middle and upper segments. With this we address vacancy and improve the quality of life in the area.

The site concerns a former office building (formerly the employment office) that has been vacant for some time. Demolition-new construction will create space for a future-proof residential complex within walking distance of downtown and near the Aambos forest. We take vacant office meters off the market, strengthen livability and realize housing for the target groups we want to attract.
Now an intention, plans to be further developed
With the adoption of the project brief, the initiator can further develop the ideas and conduct further research. The attached impression drawing is an initial sketch. The design and new development are a nod to Brutalism, the style in architecture in which the former employment office was built. Over the next few months, the plan will be fleshed out and a conversation with local residents will also follow. If the process goes according to plan, construction could possibly begin as early as the first quarter of 2026.
Alderman Marco Peters is delighted with the initiative to repurpose the former office building: "I am extremely happy that we can finally bring new life to this beautiful place. Where there is now an empty building, there will soon be a fine residential area where people really want to live. This development fits perfectly with our ambition to add new housing while enhancing the quality of our living environment."
Heerlen accelerates housing construction
Heerlen faces an important task: the housing supply is out of balance. There are many affordable homes, but too little choice in the middle and upper segments. As a result, the very families and professionals we want to retain or attract are leaving. The municipality is therefore accelerating its efforts to provide new housing and a balanced housing supply. With new homes in different segments, we are accelerating the construction of a healthy mix of households, strong neighborhoods and a vibrant city.
