Property Valuation (WOZ)

Every year the municipality determines the value of immovable property (house, building, plot or land). This is called the WOZ value. We use this value to calculate the water tax, property tax (OZB) and the notional rental value for owner-occupied homes, for example.
The Belastingsamenwerking Gemeenten en Waterschappen Limburg (BsGW) performs this for the municipality of Heerlen. They will send you a WOZ assessment every year in February. And they will help you if you disagree with the established value.

Description

WOZ value retrieval

The WOZ value is public. On the website of the Woz waardeloket you can see the WOZ value of all homes as of the 2016 tax year.
The WOZ values of non-residential properties (e.g. commercial properties) are not public. The assessment report is also not public.

The valuation report

The report contains details of the property such as the year of construction and size. Furthermore, the valuation report contains sales prices of comparable homes.
You can view and download the WOZ valuation report digitally at Mijn BsGW.
The valuation report can also be viewed via "mijnoverheid.nl" under "Personal data". You must log in with your DigiD to do so.

Term

You can object to the WOZ value within 6 weeks from the date of the assessment or decision.
