Valuation of Immovable Property (WOZ)

Every year, the municipality determines the value of immovable property (house, building, plot, or land). This is called the WOZ value. We use this value to calculate, for example, the water board tax, property tax, and the notional rental value. 
The Limburg Municipalities and Water Boards Tax Cooperation (BsGW) carries out this task for the municipality of Heerlen. They send you a WOZ decision every year in February. They will also help you if you disagree with the determined value.

If you disagree with the assessed value, please call BsGW at 088-842 0420. Ask any questions you may have about the amount of your WOZ value. They can help you or advise you on the appropriate next step.

Request WOZ value

The WOZ value is public information. On theWOZ value counterwebsite ,you can see the WOZ value of all homes from the 2016 tax year onwards.
The WOZ values of non-residential properties (e.g., commercial premises) are not public information. The valuation report is also not public information.

The appraisal report

The report contains details of the property, such as the year of construction and size. The valuation report also includes the sale prices of comparable properties.
You can view and download the WOZ valuation report digitally atMijn BsGW. The valuation report can also be viewed at "mijnoverheid.nl" . You will need to log in with your DigiD.

Term

You will receive the tax assessment every year in February.

Objections and appeals

You can object to the WOZ value within six weeks of the date of the assessment or decision. You can submit your objection via your personal page on Mijn BsGW.
